Crown Point Villas are in the east end of Abbotsford, BC, Canada on the flank of Sumas Mountain. We are located on Old Clayburn road, near Vernon Street, about 1 km from Highway 11 (Mission Highway). The complex is a well maintained group of 90 single & double storey units built in the mid 80's. All units are on concrete slabs. Many units have outside storage sheds or storage add-ons, depending upon their location in the complex. The complex has 3 entrances & is non-gated.

These are not to be confused with another Crown Villas complex on McCallum Road. Although they were constructed to the same design, & color scheme, they are another strata.

This complex is unique in that it is located in a park like environment with broad open areas.

 

Crown Villas feature an exceptional amount of green space & includes a Pitch & Putt Golf course, a Clubhouse with a workshop & handicrafts room, a library, and a recreation area with a pool table & shuffleboard. Strata fees are quite reasonable and we have a healthy contingency fund, largely thanks to the volunteer work put in by some residents. Fees include electricity & cablevision. They run about $300 - $350 a month, very reasonable when you consider power & cable is included. The complex is managed by Campbell Strata management.

 

What makes this complex different, is its high level of community spirit. Many residents have been here since the place was built. There are card & games nights, wine & cheese socials & Saturday morning coffee get-together's. There are many other activities to participate in, if you wish. There is an active social club that organizes such things as ladies luncheons & other group events.

 

You have to be 55 years or older to reside in this complex. Your spouse, however, may be younger than 55 and there are provisions for any live-in care givers. Pets are Ok.

There is an exceptional amount of available parking in the complex. This may be used by visitors or residents (in a reasonable fashion). In addition, each unit has one dedicated carport. (covered, but non enclosed)

The complex also has 10-15 RV Parking Stalls, both covered (5) & uncovered, which are rented out at the rate of $20/month for uncovered or $40/month for covered. They all offer power & water. They are allocated on a first come first serve basis and a waiting list is maintained if stalls are not available. There is generally a 30 foot length restriction.  The area is chained & lit at night for security.

 

Within a block of the complex are walking trails through the ravines formed by McKee Creek.

 

All units all have electric baseboard heating. Units have gas fireplaces, however gas charges are the responsibility of individual residents.

 

The complex is conveniently located about 1 km from a small shopping mall. It is about 3 km from big box stores like Wal Mart & Home Depot. A public indoor swimming pool & skating rink are located about 2 km away. There is a Fire Hall located next door. Siren noise is not an issue.
